This is a traditional Georgian flat, set on the raised ground floor of an 1840 stone crescent-shaped terrace in the prestigious New Town residential area of Edinburgh.
It formed part of a town house, sympathetically converted to form a two-bedroom, two-bathroom flat with a light elegant 27 foot drawing room overlooking grassed tree-lined gardens with space to eat outside in total privacy. |
The main reception area being raised cannot be overlooked from outside and the rear of the flat including the two bedrooms, both double, are extremely quiet and enjoy sunshine from morning till evening. |

The principal bedroom has an ensuite shower toilet area and the second bedroom has a spacious mezzanine area with a pitchpine balustrade and two additional single beds for occasional or family use. |

The kitchen is at garden level with a breakfasting table and French doors to the garden (west facing). |

The flat is very central at the east end of Princes Street beside the fashionable cosmopolitan area of Broughton Street, with its coffee shops and artisan stores and only minutes from the famous city centre with theatres, stores and museums. |
Quality linen and towels are provided. Guests will be met and given keys.

Parking is always available in the metered bays outside the flat (£1 per hour during working hours) or there is free parking on the other side of the main road (not always easy to find a space). |
The minimum booking is for a period of two days with the exception of during the Festival and New Year. Prices throughout the year are available are on request.
